What Does Flood Insurance Cover?

Having flood insurance ensures that not only your building, but contents as well are covered.

The most common reimbursement method for flood claims is Replacement Cost Value (RCV). RCV is the cost to replace damaged property, which is reimbursable to owners of single-family, primary residences insured to within 80% of the building’s replacement cost.

Building Coverage Includes

  • The insured building and its foundation
  • The electrical and plumbing system
  • Central air conditioning equipment, furnaces, and water heaters
  • Refrigerators, cooking stoves, and built-in appliances, such as dishwashers
  • Permanently installed carpeting over unfinished flooring

All other buildings and personal property (i.e. contents) are typically reimbursed using a method known as Actual Cash Value (ACV). ACV is the Replacement Cost Value (RCV) at the time of loss, minus physical depreciation. Personal property is always valued using ACV under the NFIP; however, replacement cost coverage for contents may be available when coverage is written through a private flood carrier.
